Sanding and refinishing your hard wood floor is a great way to add value to your home and transform your home and give it that "new" feeling.  Typically it takes only a few days to complete a 800-1000 square foot job.  We have many years experience of sanding, staining and refinishing wood flooring and stair treads.  Please see our Wood Floor Installation, Sanding and Refinishing Photo Gallery.  Professional heavy-duty drum sanders can be used to make a wood floor sanding project nearly dust free.  The door ways can be sealed by plastic sheet to prevent dust leak upon request, for a fee.  Normally floor is sanded by coarse, medium and fine sand papers and buffers to ensure that the entire surface gets to be the required smoothness.  For clear finishes, penetrating sanding sealer is applied as an initial first coat.  The stain acts as a sealer and can be used to both seal and stain the floor.  For a color-stained floor, the stain will serve as a protective sealer.  Darker stain will take a much longer time to dry than a lighter stain, depending on humidity level, temperature and air circulation of the area.  Normally two or three coats will be applied after the stain to ensure the best quality. 

We offer customer choice of: Oil-based or water-based polyurethane; semi-gloss or high-gloss finish.

We can remove carpet at small extra cost. The wood floor can not be walked on during the refinishing process and at least 28 hours after last coat applied. After 24 hours, light traffic is allowed. Normal traffic is allowed after 48 - 72 hours. Do not slide furniture on the refinished wood floor, lift it into place after 48 hours. Area rugs can be put down after 14 days on water based finishes and 30 days for all other finishes. Furniture and rugs placed too soon may result in finish or surface damage on the wood floor. Some area rugs and padding may damage or discolor the wood floor finish.
